Bozeman's Housing Market Just Flipped and Here's What Buyers Need to Know
What Is a Buyer's Market, and Why Does It Matter?
Years of bidding wars and sight-unseen offers have trained Bozeman Buyers to expect the worst. Here's what most people don't realize yet: Bozeman has quietly become a Buyer's market.
A "Buyer's market" has a specific definition: six or more months of housing supply on the market. When homes sit that long, Sellers start losing negotiating leverage, and Buyers start gaining it. That's exactly where Bozeman stands right now.
The Numbers Behind Bozeman's Shift
For most of the last five years, Bozeman was a Seller's market with no end in sight. Inventory was scarce, and demand to live here kept climbing. That's shifted:
- Days on market: now averaging 64-82 days, up sharply from the days-or-hours turnaround of 2021-2022
- Median price: softened to roughly $700K-$730K range, down from the 2023 peak near $898K
- Sale-to-list ratio: around 90-92%. This means homes are selling for a bit under asking, a clear sign of Buyer negotiating room
Why the Market Turned
Prices leapt during COVID as demand surged, and when interest rates rose afterward, the gap between income and affordability at those new price points widened enough to slow the market down. Bozeman also has a high share of cash Buyers alongside financed ones, and it's the financed Buyer pool that's pulled back hardest as rates climbed.
At the same time, homeowners who locked in low rates before the surge are reluctant to sell and give those rates up. That's shrunk the Seller pool too, but the Buyer pool has shrunk more.
What This Means If You're Buying
Buyers who are in a purchasing position now have:
- More negotiating room on price and terms
- Seller-funded rate buydowns becoming more common
- Longer time to actually think/decide instead of racing against competing offers
What This Means If You're Selling
Sellers can still be in a very strong position depending on their home. A cookie cutter home that competes with three other listings in the same neighborhood will have a harder time. But there is still a very strong Buyer pool for more unique homes and properties.
Will This Last?
Markets shift, that's the one constant in real estate. The COVID surge was extreme but not surprising in hindsight: remote work let people finally act on wanting to live in Montana, and that appeal hasn't gone anywhere. Another surge of that scale is unlikely, but the longer a market favors Buyers, the more likely it will eventually swing back and favor Sellers once again. Nobody can time it perfectly, but it will happen.
